Unique lifestyle living homestead with multiple recreational opportunities placed on the market for sale

An executive home and separate self-contained studio unit overlooking a private lake in one of Whanganui’s premier lifestyle locales has been placed on the market for sale.

The substantial multi-level residence features six bedrooms and three bathrooms, as well as a myriad of living and entertaining spaces including a family room, piano room, two living rooms, a formal dining room, and conservatory – all overlooking landscaped gardens sloping down to the lake below.

In addition to the main residence is an immaculately presented stand-alone self-contained open-plan studio unit with its own kitchenette cooking facilities, and bathroom amenities. The spacious unit away from the main dwelling has a balcony on one side and a conservatory on the other side – sharing the peaceful views over the gardens and lake.

Sitting on some 1.55-hectares of land, the impressive 450-square metre residence at 21 Sandcroft Drive in the Whanganui greenbelt suburb of Westmere is being marketed for sale by private treaty through Bayleys Whanganui, with offers closing on November 16.

Salespeople Knud Bukholt, and Karen Bukholt said the property is surrounded by dozens of mature trees and hedgerow plantings in a stately manner, including various citrus fruit and nut trees – ensuring total privacy in a quiet enclave within the Otamatea locale.

“A vast lawn area encircles the home, which is accessed by its own meandering sealed driveway. There’s so much room that any new owner could have an inground swimming pool built – expanding on the existing wood-fire heated spa pool amenity, and there are ample places to even lay down a golf putting green,” said Knud Bukholt

“On the lower level, which has internal access from the three-car concrete-floored garage, the home features an entrance foyer, laundry, wine cellar, a family bathroom, and four bedrooms.”

A staircase leads up to the home’s middle level, which contains the two other bedrooms – one with an en-suite, and an adjoining office space suitable for use as a media room or bedroom lounge annex. The home’s upper floor comprises the communal areas – two separate living rooms, kitchen, dining room, and conservatory piano room.

“Sports-loving home buyers will appreciate the bitumen-sealed tennis court, complete with its toilet block, situated between the home and lake – enabling grand-stand viewing from the deck off the main homestead,” said Knud Bukholt.

“Meanwhile, for green-fingered homebuyers, the property has two glasshouses – one with its own automated watering system – as well as a separate garden tool and equipment storage shed.”

Constructed in 1984, with additions in 2004 and the shed/flat in 2012, the family-orientated home is kept warm throughout in winter thanks to a pair of heat pumps, a wood fire burner, and three gas heaters – with air circulated throughout the rooms by a heat transfer system.

The configuration of the home means it is amply suitable for a large family, or extended family group – with plenty of room for mum and dad to have their own space away from the kids. Any of the bedrooms on the lower level could also be used as a study room, art studio, or hobby room.

The home’s kitchen amenities underpin the ability to serve a large family – with two ovens, a six-burner stove top, and large freestanding extractor fan unit. Bi-folding windows between the kitchen and deck make for easy service of food and beverages to those enjoying a bit of al-fresco hospitality.

The lake at the bottom of the lawn is shared by three homes in the neighbourhood, and is big enough to canoe or row around - with an island in the middle.

Otamatea offers the best of lifestyle living in Whanganui – being located on the edge of the city’s urban boundary surrounded by farms, yet just five kilometres from the city’s central business district. Nearby Westmere Lake is a designated wildlife refuge which features a nine-hectare freshwater lake set within 20-hectares of bush and walking/cycling tracks.

Karen Bukholt said the separate premises within the property could easily be run as an Air B ‘n’ B short term accommodation let – with market data suggesting an acceptable nightly room rate of between $200 - $230 depending on seasonality.

“Sitting above a double garaging space on a concrete pad, the apartment could also potentially be let to a boutique home-based business requiring both a workspace and storage area in the high-stud garage, as well as having the benefit of adjoining accommodation,” said Karen Bukholt.

“Whether you enjoy a sporting lifestyle, or prefer the more sedentary pastimes of gardening or arts and crafts, this home offers something for all tastes.

“With two garaging spaces – one in the main dwelling, and one underneath the apartment – there’s ample storage space for the likes of a ride-on lawnmower, concurrent with all the hedge trimming, chainsaw, and gardening tools you could ever need, as well as for storing the boat, jet ski, fishing gear, quad bike, and other ‘toys’.”
