Sections in the highest residential development on Queenstown Hill placed on the market for sale

Sections in Queenstown Hill’s highest new residential subdivision, Silver Creek, have been placed on the market for sale.

Comprising 600 new homes, three initial releases in the Silver Creek residential subdivision will set an elite standard for the development with master planning currently underway for a further 11 stages.

Bayleys Queenstown is marketing the first release of 26 sections within the exclusive gated community dubbed ‘The Summit’.

“It represents the highest residential subdivision on Queenstown Hill and the beginning of an expansive new residential destination,” says Grant Coburn of Bayleys Queenstown who is marketing the development.

“Occupying some of the most spectacular sites in the heart of the Wakatipu Basin – residences here are set to deliver modern alpine living in an elite new village destination,” Coburn says.

Sites in The Summit range from 484sqm to more than 2,000sqm and will feature access to the Summit Lodge with a collection of amenities including a restaurant/café, fitness centre and health club.

“The developer’s vision is to redefine the housing community and what it means to own a home here and the remainder of the development will include a diverse but quality collection of townhouses, apartments, home and land packages delivered by trusted, local builders,” Coburn says.

Purchased in 1963 by Arnold and Isabelle Middleton as a family home for their four children, the original property spanning some 121 hectares was established as a working farm.

In 2020 the last remaining residential area of the Queenstown Hill Station, hovering above the town centre at just over 900 metres above sea level, was purchased by the developers of Silver Creek.

The modern aesthetic of Silver Creek is an ideal complement to the vast, open Central Otago landscape, with new residents invited to bring their architects and designers to work within the specific set of design controls.

“Continuity is paramount to the developers, which is why Silver Creek has developed specific design controls that work in harmony with the natural environment, keeping colours, materials and cladding in a cohesive palette that complements the natural landscape.

“Homes here have been carefully planned to maintain environmental integrity with cleverly designed terraced homes, followed by house and land packages in various configurations of three and four bedrooms released to the market as part of stage three,” Coburn adds.

Farmland on its northern boundary skirts the Silver Creek residential enclave with a recreational reserve to the west.

The development is located between Queenstown Airport and Queenstown Bay, being just 3 kilometres from the downtown entertainment district and four kilometres from retail and amenities in Frankton.

“Residents have their pick of winter activities with both the Coronet and The Remarkables Ski Field less than 20 kilometres away, while extensive walking and mountain bike trails, public parks and outdoor amenities offer a bounty of options for leisure,” Coburn says.

Queenstown Lakes District Council forecasts the region’s resident population is set to grow to nearly 77,500 people by 2051 – almost double the 2021 resident population.

Simultaneously, the territorial body is anticipating the number of houses within its boundary will increase to more than 39,000 dwellings by 2051.

More than 1,000 new homes, three hotels and extensive commercial developments are being planned in central Queenstown across the Silver Creek and Lakeview/Taumata developments – expected to yield some $100 million a year for the local economy.

“A strong pipeline of development is aiding the city’s urban regeneration, and the provision of homes that preserve natural features while facilitating sustainable growth for the local economy is much needed and hugely exciting for Queenstown’s future,” Coburn says.
