The Christchurch industrial premises of a leading supplier of equipment to New Zealand’s construction trade are set to go under the hammer.
The modern warehouse, office and showroom property housing Totalsite Supplies sits amid a cluster of local, national and international businesses in the sought-after Wigram industrial hub.
The trade store and hire depot on Hammersmith Drive attracts business from tradespeople and building firms across Christchurch and beyond.
The nearly 3,400-square-metre site is fully leased to R & S Trading Group, trading as Totalsite Supplies, on a lease that runs through to 2029 – with rights of renewal, if exercised, extending to 2041.
This generates a net rental return of $226,869 plus outgoings and GST per annum, with built-in three percent annual rental increases, replaced every five years by market rent reviews.
Totalsite Supplies is a specialist supplier of tools, equipment and consumables to the building and construction industry with over 35 years of trading experience.
With branches in Christchurch and Timaru, and a warehouse in Auckland, it is a leading provider of equipment such as concrete gear, props and access and height safety equipment nationwide.
The freehold land and buildings at 40 Hammersmith Drive, Wigram, Christchurch, are being marketed for sale by Nick O’Styke and Anna Morawiec of Bayleys Canterbury.
The site will go under the hammer at an auction on Thursday 10 October, unless it is sold prior.
The property consists of a building of some 1,892 square metres on an approximately 3,390-square-metre site with 24 car parks.
O’Styke said the building was constructed in 2008 by Calder Stewart, one of New Zealand’s leading building companies.
“The clear-span, six metre-stud warehouse spans more than 1,450 square metres, with dual container-height roller doors and a generous canopy. This is accompanied by a modern office and a showroom area at the front of the building and further offices over two floors within the warehouse.
“The property is constructed on steel portal frames with precast concrete walls, and purlins spanning between frames for roof support. Earthquake strengthening works have given the structure an Initial Evaluation Procedure seismic rating of 67 percent of new building standard.
“A large, fully secure yard complements this prominent building, allowing for ample container storage and onsite car parking,” said O’Styke.
Morawiec said the site’s position in the Industrial Heavy zone under Christchurch’s district plan permitted a wide range of activities in what is regarded as one of the city’s premier hubs of industry.
“The Wigram industrial precinct is in demand as a well-connected and convenient distribution and warehouse locality for many international, national and local businesses. The area is well served with staff amenities and investors will note the precinct’s extremely low vacancy.
“Operations here reap the logistical advantages afforded by handy access to the Christchurch Southern Motorway, Christchurch International Airport and the city centre,” Morawiec said.
