Stihl shop premises offer an investment with a touch of grass

The more than 400-square metre site housing the STIHL shop in the West Auckland suburb of Glen Eden sits prominently on West Coast Road, one of the area’s busiest arterial routes.

Known as STIHL Shop Glen Eden - Mr Mowers, the single-storey retail and workshop premises generate an annual net rental income of $65,000 plus outgoings and GST. The current lease runs through to 2028, with three further three-year rights of renewal and 3 percent rental increases every two years.

Town Centre zoning provides considerable flexibility over future uses and potential for intensive redevelopment.

Founded in Germany over 90 years ago, STIHL originally specialised in chainsaws and claims to have been the world's top-selling chainsaw brand since the 1970s. It now offers a wide range of outdoor power equipment through over 35,000 dealers in more than 160 countries.

In New Zealand, the company is a market leader serving professionals and hobby gardeners through a network of over 100 specialist dealers in both rural and metropolitan markets. Its extensive product range includes chainsaws, lawnmowers, line trimmers, hedge cutters and blowers, as well as high-pressure cleaners, safety clothing and accessories.

The freehold land and building housing the STIHL shop at 93 West Coast Road, Glen Eden, Auckland, are being marketed for sale by Beterly Pan and Grant Magill of Bayleys Real Estate.

Sale is by way of deadline private treaty closing on Wednesday 12th April, unless the property is sold earlier.

Pan said the property consisted of an approximately 250-square metre building on some 407 square metres of freehold land, with six car parks.

“This regular shaped, single-level property contains a retail area to the front and a workshop to the rear.

“It presents the tenant business with high-profile exposure to one of Glen Eden’s busiest arterial routes, within a fast-growing residential catchment.

“West Coast Road is one of the area’s major retail and commercial precincts. The property for sale sits within easy walking distance of a supermarket, coffee shops and other amenities, along with bus routes and the Glen Eden train station. On completion of the City Rail Link, the estimated travel time to Auckland’s CBD by train will be 30 minutes,” said Pan.

The Northwestern Motorway is a short drive away, providing north and southbound access and direct routes to the city centre, Ports of Auckland and Auckland International Airport via the Western Ring Road and Waterview Tunnel.

Magill said the site for sale formed part of the Business – Town Centre zone under Auckland’s unitary plan.

“Designed to provide a focus for commercial activities and growth, this zoning permits wide-ranging activities from commercial and residential, to leisure, tourist, cultural and community activities and civic services.

“Its 27-metre building height allowance facilitates multi-storey intensification, including offices and apartments at upper floors,” Magill said.

“In addition to the quality of the tenant, these future options will ensure the West Coast Road property appeals to a variety of buyers, whether they’re seeking a passive investment pending development, or a long-term hold.”
