Lots of potential for developers at heart of Mangawhai Central

Two freehold lots for sale in Mangawhai offer developers the chance to help shape services in a major integrated development at the heart of the growing northern seaside town.

The duo of adjacent lots, together spanning over 2,433 square metres of bare land, sit in a service zone within the 130-hectare master-planned Mangawhai Central development. They are being offered for sale individually or together.

Positioned along a causeway between Mangawhai Village and Mangawhai Heads, the Mangawhai Central precinct is designed to be the heartbeat of the area with a town square, New World supermarket, Bunnings outlet, a service zone, retirement living and health care.

These amenities will be supported by the creation of around 800 residential sections in the development and significant residential and lifestyle projects close by.

Bayleys salesperson Henry Napier said the vendor had an approved resource consent to build an office and café across both titles for sale. The consent requires construction to commence within two years and accommodates a building height of up to five metres.

“Alternatively, buyers of one or both lots could consider creating large format retail outlets or trade showrooms offering big-name retailers or suppliers the chance to establish themselves alongside others in this fast-growing area.

“As part of a light industry service subzone under the Kaipara District Plan, the lots are also suitable for a broad range of industrial activities such as warehousing, storage, transport or distribution,” said Napier.

Lots 11 and 12 in the service zone at Mangawhai Central, Mangawhai, are being offered for sale through Napier and colleague Chris Blair of Bayleys in the North Commercial and Industrial.

The sites, spanning some 1,025 square metres and 1,408 square metres respectively, will be sold individually or together by way of a tender closing on Wednesday 25 October, unless they are sold prior.

Lot 11 is located next to a new Bunnings outlet. Lot 12 has a high-profile corner position and both titles benefit from wide road frontage. The ability to purchase one or both gives buyers options to create an individual or consolidated development.

Of 15 lots made available to date in the Mangawhai Central service zone, all but one have already been sold or leased through Bayleys.

Blair said the relatively “bite-sized” nature of the lots now on offer gave them an attractive price point that would make them accessible to a wide pool of buyers.

“With great exposure and frontage to a key thoroughfare in Mangawhai Central, these lots will be highly coveted by national or major regional-brand occupiers, as well as investors. Mangawhai also benefits from the recently opened Puhoi-to-Warkworth motorway extension and decreased drive time making it even more desirable as a growing seaside area north of Auckland.

Located within a wider Kaipara catchment of over 10,000 people, the town lies around 80 minutes’ drive north of central Auckland. A potential extension to Te Hana of the Puhoi-to-Warkworth motorway would deliver yet faster and safer travel.
