Investors eye kitchen maker’s strategically located premises

The strategically located South Auckland industrial premises housing a leading designer and manufacturer of high-end kitchens have been put up for sale.

The standalone warehouse/office property on Mahunga Drive, in the heart of the in-demand Mangere Bridge industrial precinct, is fully leased to Cesar Kitchen Limited.

Cesar Kitchen is a one-stop New Zealand kitchen expert and professional cabinet maker providing interior design, furniture manufacture, supply and installation for both commercial and domestic customers.

The business specialises in natural and engineered stone finishes and benchtop designs working with stones from quarries and suppliers around the world.

Cesar Kitchen occupies the more than 1,600-square-metre Mahunga Drive premises on a lease that runs through to 2030 with a further four-year right of renewal.

The property generates an annual net rental return of $285,000 plus outgoings and GST, with the lease agreement providing for three-percent fixed annual rent increases and market reviews in 2026 and at lease renewal.

The property at 1/5 Mahunga Drive, Mangere Bridge, Auckland, is being offered for sale through James Valintine, James Hill, William Gubb and Jordan Brown of Bayleys South Auckland.

Sale is by way of deadline private treaty closing on Thursday 10 August, unless the property is sold prior.

Valintine said the property consisted of a freehold strata-titled unit of some 1,666 square metres, with 12 car parks.

“This is a versatile standalone building with a highly desirable configuration providing 82 percent warehouse along with refurbished office and amenities.

“Add to this its strategic location, high-calibre tenant and excellent lease with built-in rental growth, and this property will be grabbing the attention of buyers on the lookout for a quality long-term passive investment,” said Valintine.

The building contains a clear-span warehouse of over 1,300 square metres with a stud height of five metres. The warehouse area has recently been upgraded with new LED lighting and skylights that provide good natural light. This is accessible via multiple roller doors.

Some 291 square metres of fully refurbished office and amenities over two levels are positioned at the front of the premises, providing the tenant and clients with easy and functional access. There is plenty of parking and the generous yard area presents wide frontage to Mahunga Drive.

Hill said the property for sale represented an attractive opportunity for investors looking to position themselves in a coveted commercial and industrial location

“The site sits within the Business – Light Industry zone under Auckland’s unitary plan, which allows for activities such as manufacturing, production, logistics, storage, transport and logistics, provided they do not generate objectionable odour, dust or noise.

“Existing activities at the Cesar Kitchen facility, including engineering, metalworking, appliances and machinery, are permitted uses,” said Hill.

Gubb said the immediate surroundings were typified by a mix of older style and modern industrial buildings.

“Many of these are tenanted by logistics and national manufacturing companies, along with airport support businesses in fields such as car hire and food preparation. The presence of big-name businesses like Progressive Enterprises, Hubbard Foods, Oji Fibre Solutions and New Image International speaks volumes about the regional standing of this industrial precinct,” said Gubb.

Brown said the Mahunga Drive property’s location near midway between the city centre and airport was a key attraction.

“Situated 500 metres off State Highway 20, around eight kilometres north of Auckland International Airport and 10 kilometres from the CBD, this is one of the region’s most desirable industrial locations.

“A presence here affords businesses easy access to State Highway 20, State Highway 1 and major arterial routes, assuring occupiers of excellent connections with a huge catchment of residential suburbs as well as the industrial precincts of Onehunga, Penrose, Otahuhu, Manukau and Wiri,” Brown said.
