Commercial property buyers will focus on Rolleston's Izone Business Park as four prime development sites go up for sale in New Zealand's largest industrial park.

The vacant freehold landholdings for sale range in size from some 3,905 square metres to nearly 3.3 hectares. They sit within the 190-hectare Izone precinct, just minutes from the Christchurch suburb of Hornby.

Izone Business Park is home to more than 120 companies involved mostly in manufacturing, contracting, warehousing, logistics, and servicing Canterbury’s agricultural sector.

With industrial land in Rolleston now almost sold out amid a supportive local planning and rates regime, the four parcels for sale will appeal to national owner-occupiers, investors and land bankers keen to capitalise on the precinct’s pivotal location and superb transport links.

The freehold sites at 48 Westland Place, 48 and 52 Detroit Drive and 74 Izone Drive, Rolleston, are being marketed for sale, individually or together, by negotiation through Nick O’Styke, Scott Campbell and Anna Morawiec of Bayleys Real Estate.

O’Styke said the sites were all regular in shape and of a scale that presented options for major business occupiers in a range of fields.

“The two sites on Detroit Drive are each approximately 3,905 square metres, while 74 Izone Drive offers some 6,856 square metres. These properties present wide frontage to Detroit Drive and Izone Drive respectively.

“At over 3.2 hectares, the largest property has convenient access from the end of the Westland Place cul-de-sac.

“Stable alluvial soils provide excellent geotechnical conditions while significant industrial infrastructure and services, including reticulated gas and power, are available to the boundary,” said O’Styke.

Bayleys National Industrial and Logistics Director Scott Campbell said the four sites were zoned Business 2A by Selwyn District Council, a local authority that had shown itself to be supportive of both industry and development.

Future owners would benefit from the fact that the sites are subject to no development levies, and incur lower rates than other parts of the country, he said.

Rolleston is also set to give rise to an 11,000-square metre distribution facility for the Countdown supermarket chain.

“The Izone industrial hub sits at the meeting point of the South Island's two major rail lines, allowing for the easy transport of goods both to the north and south, and east and west.

“Christchurch’s Port of Lyttelton and PrimePort Timaru are easily accessible from this location, while Metroport, Port of Tauranga's intermodal freight hub, also operates at Izone.
