Flexible occupancy opportunities lure businesses north of Auckland for lifestyle upside

An expansive commercial offering north of Auckland, currently leasing, is a prime choice for businesses looking to establish a foothold in an evolving lifestyle hub, Bayleys leasing experts say.

‘Nexus Orewa’ comprises two standalone buildings on 1.93ha of freehold land at 50 Centreway Road, which are generating strong interest amongst occupiers focused on preferable location fundamentals.

Bayleys Office Leasing national head Matt Lamb says tenants are seeking higher quality premises to improve the employee experience, particularly as the corporate environment adapts post-pandemic to compete with work-from-home flexibility.

“Orewa is becoming a popular place to live, which is good news for businesses. The construction slowdown is making it harder to find commercial vacancies, especially in prime locations.

“An emphasis on transportation and streamlined access continues to attract a growing population to Auckland’s northern boundary, demonstrated through significant roading projects, including Puhoi to Warkworth (Ara Tūhono), the Penlink (State Highway 1 to Whangaparāoa) and Northern Busway.

“Local infrastructure resilience remains a sticking point for developers, and the provision of this investment naturally lends itself to increased demand from larger occupiers in the area, with flow-on effects for the local economy.

“The broader Orewa locale has become a key growth node which continues to attract operators north of Auckland, with the Nexus Orewa providing a versatile base for a broad range of tenants,” he says.

Mr Lamb is marketing the property for lease with colleagues Alex Perigo and Marie Hansen.

Nexus Orewa features a net lettable floor area of 8,100sq m (more or less), with customisable office spaces on a park-like coastal site.

Bayleys Silverdale sales and leasing specialist Alex Perigo says each building provides separate facilities, located a mere 500m from the beach, which easily merges business requirements with leisurely pursuits to meet employee expectations in a tight labour market.

“The Tasman building is a contemporary addition from the mid-2000s, stretching over three levels with a 4,252sq m (more or less) floor area, equipped with a combination of partitioned and open-plan offices.

“It features three ground floor tenancies, plus five on the first floor and two above that, ranging between 85 and 660sq m (more or less).

“The second - Pacific - built in 1977 and refurbished circa the mid-2000s, offers two levels of office accommodation and a total floor space of 3,763sq m (more or less).

“It features a standard stud height of 2.7m and a versatile working environment housing partitioned and open-plan offices.

“The premises was previously occupied by vacating tenants Auckland Council, who are moving to a new premises in Albany which meets new strategic criteria to consolidate their operational footprint,” he says.

In addition to multi-purpose accommodation and the lifestyle proposition provided by a vibrant coastal community, businesses also have the option to work with the landlord to customise spaces and take advantage of remaining undeveloped land on the large site.

Bayleys Silverdale sales and leasing specialist Marie Hansen says the complex provides considerable room for expansion.

“Tenants have the exciting prospect of collaborating with the landlord to design custom spaces that mirror their unique business requirements.

“As it stands, Nexus Orewa extends beyond a mere office complex. It’s designed to function as a thriving community hub bolstered by the flexibility to host a spectrum of businesses – from large corporations, to bustling cafes, health and fitness centres, retail outlets or learning facilities,” she says.
