Development site in ‘horticulture capital’ ripe for residential subdivision

The more than 5.6 hectares of bare residential-zoned land sits a five-minute drive from central Te Puke in the Western Bay of Plenty, within easy striking distance of schools, amenities, town services and popular beaches.

It forms part of the master-planned Te Mania subdivision in Te Puke’s southwestern residential growth area. Resource consent is expected soon to open the way for subdivision of what will be Stage Three of the wider Te Mania project which encompasses 380 sections of varying sizes.

Titles have been issued for Stage One and construction is well underway for an integrated residential development which will include a mix of medium-density housing to suit various budgets.

As part of Stage One, a dedicated commercial precinct is in the planning stages, including a childcare centre, convenience store and several retail stores.

The freehold landholding at 81 Dunlop Road, Te Puke, is being marketed for sale by Mark Walton and Simon Maxwell of Bayleys Tauranga.

Sale is by way of a tender closing on Thursday 11 May.

Walton said the property consisted of some 5.625 hectares of bare freehold land, zoned Medium Density Residential in the Western Bay of Plenty District Plan.

The site has direct access off Dunlop Road and all major services are available at the boundary.

“The land is elevated and gently sloping with a north and easterly aspect, making it very well suited for residential development – and well placed to capture the sun in a location with some of New Zealand’s highest sunshine hours.

“The eastern portion borders and has excellent access through the highly successful Stage One of the Te Mania residential subdivision. This positions it in the heart of the southwestern growth area of the Te Puke residential zone, with easy access to the town’s shopping and commercial area.

“The vendor has made a significant investment in a resource consent application for the subdivision of Stage Three of Te Mania. This has been lodged with Western Bay of Plenty District Council, which has indicated it expects to issue resource consent around the end of April 2023,” said Walton.

Maxwell said the Dunlop Road site had convenient access to all the main arterial routes to Tauranga, Mount Maunganui, Papamoa and Rotorua, all of which were within easy reach.

“Future residents here will also be within easy reach of the spectacular beaches and great fishing off Mount Maunganui and Papamoa, plus world-class trout fishing and adventure activities in the Rotorua Lakes district,” said Maxwell.

Famed as a key service centre for prosperous surrounding kiwifruit and avocado orchards, dairy farms and lifestyle blocks, Te Puke’s population surged by nearly 20 percent in the five years to the 2018 census and now sits around 10,000. This has been fuelled in part by an influx of Tauranga residents seeking more affordable housing.

“Te Puke also benefits from its position on the edge of the ‘Golden Triangle’ connecting Tauranga with Auckland and Hamilton, with its strong growth and major focus on infrastructure projects to support economic development.

“Te Puke has been recognised as having limited room to expand further, making 81 Dunlop Road a rare opportunity for developers or land-bankers to capitalise on the region’s extensive growth,” Maxwell said.
