Buyers have the chance to play their part in the intensification of a growing central Auckland suburb as a high-profile site poised for residential or commercial development goes up for sale.
The more than 800-square-metre site for sale on Main Highway, Ellerslie, is zoned for intensive mixed-use development. It sits immediately alongside an enclave of commercial buildings housing numerous national and international businesses, while the wider area is seeing a growing number of successful multi-unit residential developments.
Terraced housing, apartments or a commercial or medical facility are among wide-ranging development possibilities mooted for the Main Highway site.
An existing two-bedroom home on the property presents new owners with options for occupation or rental income while they plan a more intensive development.
Now on the market for the first time in nearly 30 years, the freehold property at 39 Main Highway, Ellerslie, Auckland, is being offered for sale through Alan Haydock, Damien Bullick and Phil Haydock of Bayleys Auckland Central.
The site will be sold by way of a tender closing on Tuesday 8 August, unless it is sold earlier.
The property consists of some 832 square metres of flat land along with an existing brick-and-tile house of approximately 102 square metres.
Haydock said the property would appeal to buyers considering a boutique development, land bank or site for occupation.
“Flexible Business – Mixed Use zoning under the Auckland Unitary Plan allows for intensive development with offices, retail or residential accommodation.
“Other permitted activities include commercial services, entertainment, visitor accommodation or light industry,” said Haydock.
The maximum allowable building height at the site is 18 metres.
A commercial precinct bordering the site houses corporate offices of big businesses such as LG Electronics, L’Oreal New Zealand, Griffins Food Company, Veolia, and Avis Car Rental, along with retail and food outlets. Also within a couple of minutes’ walk are two childcare centres operated by Lollipops and Little Wings.
The area is also seeing an increasing number of intensive residential projects, including Safari Group’s major development, The Residences at Central Park, which is nearing completion on Great South Road.
“Bullick said Ellerslie had grown in popularity in recent years, particularly among young professionals and families striving to be in zone for top-rated schools.
“Residents and businesses are attracted by the suburb’s proximity to downtown Auckland and ease of access to main arterial links such as the Southern Motorway, Great South Road and Greenlane, as well as bus and rail services.
“Ellerslie’s dynamic town centre offers an extensive range of boutique, designer and mainstream shops and dining experiences,” Bullick said.
