Bite sized units a mouth-watering option for small businesses

First-time commercial property buyers are in the frame as affordable units go up for grabs in a new-look Christchurch complex catering to growing demand for “micro industrial” premises.

Located in the popular industrial hub of Middleton, the development known as Hands Junction will create 12 architecturally designed high-stud units tailored to the needs of small businesses, with two already sold off the plans.

The remaining 10 units, with floor areas ranging from 87 square metres to 249 square metres, are now being offered for sale with asking prices from $399,000 plus GST (if any).

Given their size and highly accessible entry-level price point, the new units are expected to appeal to small business owner-occupiers as well as investors who may not have previously considered commercial or industrial property.

The individual premises have an assessed rent-earning capacity ranging from $16,700 to $44,820 per annum.

With consent granted and site works now imminent, the development is expected to be completed in mid-2024.

The units at Hands Junction, located at 17, 19 and 21 Hands Road, Middleton, Christchurch, are being offered for sale through Nick O’Styke and Anna Morawiec of Bayleys Christchurch.

“Architecturally designed and constructed to 100 percent of new building standard, this is a highly specified industrial unit development,” said O’Styke.

“Positioned around six kilometres southwest of the Christchurch CBD, this area is favoured by industrial businesses for its proximity to main arterial routes such as the Christchurch Southern Motorway and Curletts Road, with access to other major routes throughout the suburb such as Annex Road and Blenheim Road,” Morawiec said.

The Hands Junction complex is the latest in an emerging market offering of bite-sized commercial premises, which has taken off in recent years on the back of numerous “micro industrial” business park developments in Sydney, Auckland and Wellington.

“With its very affordable price point, this new style of complex opens up commercial property ownership to first-time owner-occupiers and investors, including small businesses seeking to be their own landlord and former residential property investors.
