Residential

With offices in Dargaville, Bream Bay and Whangarei, Bayleys has grown significantly in the residential space. Our agents are some of the most highly skilled agents in the profession, and Bayleys in the North has increased its presence in the mid-north at a time when other businesses cannot maintain high-value service levels. With sensational 'results-focused' salespeople, investment in IT systems and significant development of our offices, we deliver outstanding service to our vendors, buyers and staff. Whangarei and the entire mid-north team continue attracting buyer enquiries from all over the country, with a sharp increase in Auckland buyer traffic over the past six months.

The specific property class of waterfront has always been a particular focus for the team at Bayleys. Since Covid, it's apparent that waterfront property has been a powerful performing sector of the property market. It's fair to say that there are concerns around the global economy and what lies ahead; this begs the question – how have waterfront property prices held up? As with all asset classes, quality assets hold their value in times of trouble better than those of lower quality. This has undoubtedly held with pure waterfront property, a flourish of quality waterfront sales in the past three months right across Northland has gone to underline that point.

Country

Highest Value Sale: $7,750,000 Number of Agents: #9

With nine agents focusing solely on country, lifestyle and horticulture properties, we're active from Helensville to Kaitaia and everywhere between. The 22/23 market has been varied and challenging, but hard work is rewarded with significant sales. It is apparent that buyers are present in all property classes and types; however, the deals are taking longer to negotiate, finance requires more effort to obtain and everything but the very top properties have experienced an easing in value. Vendors willing to promote their properties and listen to the market are achieving a sale. As we enter the winter months, indications are that the interest rates have peaked, and commodity prices will continue to remain strong. In past cycles, we've seen these two factors continue to spur the activities of buyers and investors. Over the past five years, we have sold more farms through the autumn/winter period than in spring. With a reduced amount of property currently on the market, astute vendors may consider that presenting their property to the buyer market makes good business sense without the regular quantity of property competing for buyers.

Bay of Islands

This summer past, Bayleys in the North opened their latest office in Russell, ideally situated by the wharf and home to our two resident experts. We are excited about being able to service the Russell community fully. Our Kerikeri office continues to service waterfront, residential houses, lifestyle, farms and orchards all over the North.
